Prefabricated modular elements enabled a highly efficient and rapid construction process while maintaining flexibility for future adaptations. In fact, the five-story building, with a footprint of 915 m² per floor and a total gross floor area of 4,900 m², was fully assembled in just 15 days. Thanks to this speed, interior trades could already begin installations and drywall work on the ground floor while the upper floors were still being erected.

The project was delivered in partnership of Rhomberg Group with Matthäus Schmid Bauunternehmen. This Ravensburg project features an innovative synergy of two systems combined for the first time: the CREE System and the Office Zero wall system.

This combination of prefabricated timber-concrete hybrid slabs with energy-efficient, low-emission, easy-to-assemble Zero walls creates a forward-looking model for serial, high-performance timber construction. The hybrid construction achieves a Global Warming Potential (GWP) value more than 50% lower than conventional solid construction, while timber’s renewable nature and carbon storage capacity contribute to an excellent ecological footprint and a naturally comfortable indoor climate.

The building also adopts a future-oriented energy supply strategy through geothermal systems in combination with heat pumps, ensuring a nearly self-sufficient and resource-conserving solution. Achieving KfW-40 energy performance levels underscores the project’s commitment to sustainability. For its future occupants, this translates into a healthy, high-quality working environment with comfortable surfaces, excellent acoustics, and highly flexible office layouts that meet the needs of modern working models.
